Why Do Similar Homes a Few Blocks Apart Sell for Different Prices?

Because buyers price the street, not just the house. Traffic, walkability, the block, the lot and the view can move value more than a bedroom. How to read location when you compare homes.

Because buyers pay for the block, not just the house. Two homes with the same bedrooms and square footage can sell tens of thousands of dollars apart because one is on a busy road, a smaller lot, or a less walkable street, and the other isn't. On the North Shore, a few minutes' walk can change what buyers will pay more than an extra bedroom does.

What location details move the price?

  1. Traffic. A main road brings noise, harder parking and fewer buyers. A quiet side street brings more.
  2. The block itself. Upkeep of neighboring homes, sidewalks, trees, and how the street feels at night.
  3. Walkability. Distance to downtown, the water, the commuter rail or a park.
  4. The lot. Size, privacy, slope and usable yard.
  5. Views and light. Water views, or even a sunny exposure, carry real premiums.
  6. Parking. Off-street spaces and garages matter a lot in older neighborhoods.

How should buyers use this?

Compare homes on the same kind of street, not just in the same town. If the home you like is on a busier road, the comps should be too. Otherwise you'll overpay because of a sale on a quiet street a mile away. See how I build an offer number.

How should sellers use this?

Price against homes with your street's advantages and drawbacks, and market what's actually strong: the walk to town, the quiet, the yard. If your home is on a busier road, price for it from the start instead of learning it from the market.

What does this look like in practice?

Buyers I worked with in Salem were deciding between two condos about a four-minute walk apart. They were listed tens of thousands of dollars apart, and the gap was mostly the street and the setting. Another time, comparing homes in Lynnfield, a sale on the same road looked like a close comp until you accounted for the difference in size and the busy road both homes shared.

Questions people actually ask.

Is a home on a busy road a bad investment?

Not if you pay the right price for it. It will usually sell for less when you sell, too.

Do online estimates account for the street?

Not well. Automated estimates struggle with block-by-block differences.

Does being near the commuter rail add value?

Often, for buyers who commute. See living near the commuter rail and Blue Line.
