What the numbers mean

Buying or selling in Rockport?

By the usual rule of thumb (under about four months of supply favors sellers, over six favors buyers), the Rockport single-family market was seller-leaning, with 3.5 months of supply in the latest MAR report and homes selling for 96.1% of original list price on average. Individual streets, price ranges and property types can behave very differently.

If you're selling in Rockport

  • In Rockport the average single-family sold for 96.1% of its original list price, which means many sellers started too high and came down. Pricing to the comparable sales at launch usually nets more than chasing the market.
  • The median single-family home took about 56 days to sell. Plan your next move around that, plus about 30 to 60 days to close.

Town guide

What it's like to live in Rockport.

What is it like to live in Rockport?

Rockport sits at the very end of Cape Ann, surrounded by the ocean on three sides. It's an old granite-quarrying and fishing town that became an artists' colony, and today it's quiet most of the year and busy in summer, when visitors fill Bearskin Neck and the harbor around Motif No. 1.

It's also the end of the line, literally: the Newburyport/Rockport commuter rail terminates here, which makes Rockport one of the farthest towns from Boston you can still commute from by train.

What are Rockport's neighborhoods like?

A quick orientation, not a ranking:

AreaWhat it's likeWorth a look if you want
Downtown and Bearskin NeckThe harbor, galleries, shops and older homes on tight streetsWalking to the water and the train
Pigeon CoveA village on the north side with its own harbor and quieter streetsA residential village feel near Halibut Point
South End and Land's EndRocky shoreline, larger lots and some of the town's ocean-view homesWater views and space
Long Beach areaBeach cottages near the Gloucester line, many seasonalA summer-cottage setting

What does housing look like in Rockport?

Mostly single-family: antique capes and colonials downtown, shingled cottages near the beaches, and larger homes on the water. Condos are limited. Many homes are second homes or seasonal, and some cottages aren't built for year-round living, so ask about heat, insulation and water lines.

Inventory is thin, and homes have tended to sit longer than in towns closer to Boston, which you can see in the numbers above.

How is the commute from Rockport to Boston?

Rockport station is the terminus of the MBTA's Newburyport/Rockport Line into North Station. By car, Route 127 and 127A lead to Route 128, which can be slow in summer.

Where do people spend time in Rockport?

  • Bearskin Neck and the harbor
  • Halibut Point State Park and its quarry
  • Front Beach, Back Beach and Old Garden Beach
  • The Shalin Liu Performance Center

What should buyers and sellers know about Rockport?

  • Flood zones and coastal exposure. Check FEMA maps and get an insurance quote early for anything near the water.
  • Seasonal homes. Confirm year-round systems before you assume a cottage is a full-time house.
  • Sewer versus septic. Some parts of town use septic; confirm for the specific property and plan for Title 5 if so.
  • Pricing. With homes selling below original list on average, sellers do best pricing to the comparable sales from day one.
