Home valuation
What's your North Shore home actually worth?
Not an instant online estimate. A real number from recent sales near you, with the reasoning shown, so you can decide what to do next.
How it works
See your number before you decide anything.
Tell me about the home
Address, type, size, condition, and anything that's been updated. Two minutes.
I pull the comparable sales
Recent sales that actually compare to yours, adjusted for the differences that matter to buyers.
You get a range and the reasoning
What I'd expect it to sell for, what you'd likely net, and what would move the number. No obligation to list.

Questions about home valuations
Do I have to list with you?
No. A valuation is information. Use it to decide whether, when, and how to sell.
Do you need to see the house?
Not to get started. I can give you a range from the details you send. A walkthrough lets me account for condition and updates, which usually tightens the range.
Is this an appraisal?
No. It's a comparative market analysis based on recent sales. A lender's appraisal is a separate, formal valuation done by a licensed appraiser.
What if I'm thinking about buying first?
Then your home's value sets your budget. See upsizing and downsizing, or talk with me about the timing.
