Xavier Stephen Cole
A Massachusetts REALTOR® who would rather explain a hard number now than apologize for it at closing.
The short version
I've been helping people buy and sell in Massachusetts since 2020, working with first-time buyers, sellers, investors, and relocating clients across Greater Boston, the North Shore, and the Merrimack Valley, and further west into Central Massachusetts when a client's search takes us there.
I got my start in real estate while earning a B.S. in Real Estate and Urban Economic Studies at the University of Connecticut School of Business, helping a family member with rentals, before building my own sales business. I came home to the North Shore to build my business and raise my family.
Today I work through HomeBase at eXp Realty. I also co-founded The North Shore & More Team, the local brand through which I continue to serve long-standing clients, referrals, and North Shore relationships.
How I work
My job is to make the market understandable. In practice that means:
- I analyze value before we talk about price. Comparable sales, condition, and what the numbers can support.
- I identify risks early. Inspection findings, financing, timelines, and the costs that don't show up in a listing.
- I set the negotiation strategy before the offer goes in. Including what we do if the other side says no.
- I stay directly involved. From the first conversation through closing, you're dealing with me.
I'll take the time to explain the numbers, answer difficult questions, and tell you when a property or strategy doesn't make sense. The point is to help you make the right decision, not to push you toward a transaction.
