Buy
Buy with the numbers in front of you.
You'll see what a home is likely worth, what it may cost to own, and where the risks are, before you're competing for it.
How a purchase runs
Get clear on the target
Budget, towns, property type, and timing. If financing is part of it, we talk about pre-approval early so your offers are credible.
Search with a filter that isn't just price
Commute, condition, taxes, and resale matter as much as bedrooms. I'll point out the listings that look good online but won't hold up.
Price it before you offer
Comparable sales, days on market, and condition set a range. Then we decide how aggressive to be and why.
Write an offer you can defend
Price is one lever. Contingencies, deposit, and timing are others. We choose them deliberately, knowing what each one protects and what it gives up.
Inspection and next decisions
When the inspection finds something, we sort it into what's cosmetic, what's expensive, and what changes the deal, then decide whether to ask for repairs, a credit, a price change, or to walk.
Through to closing
Appraisal, financing, and the final walkthrough. I stay directly involved and keep you updated so nothing surprises you at the table.
Who this is for
First-time buyers
Every step explained, including the ones that don't feel urgent until they are. Ask as many questions as you need.
Move-up and relocating buyers
Coordinating a sale and a purchase, or learning a new part of the state quickly. See the areas I cover.
Owner-occupant multifamily buyers
Living in one unit and renting the others can change what you can afford. Here's how I approach it.
Buyers who want a second opinion
Already looking, already under agreement, or just unsure about a property? A straight read on it is a reasonable place to start.
