Upsizing

Move up without getting stuck between two houses.

Selling one home and buying the next is a timing and financing problem as much as a real estate one. Here's how I sequence it.

Upsizing means two transactions that depend on each other. The house you're buying wants a clean, fast offer. The house you're selling pays for it. Get the order wrong and you either carry two mortgages or lose the home you wanted.

The three ways to sequence it

  • Sell first, then buy. Lowest financial risk, and you know your exact budget. The trade-off is that you may need a short-term rental or a longer closing to give yourself time.
  • Buy first, then sell. Strongest position on the purchase. It needs the cash or financing to cover both homes for a period, so talk to your lender about what's realistic.
  • Buy and sell together. Coordinated closings on the same day or close together. It's possible, but it takes careful contract dates and a plan for what happens if one side slips.

Which one fits depends on your equity, your lender, and how competitive the market is where you're buying. We'll run the numbers for each before you commit.

How I help

  1. Price your current home honestly, because every other number depends on it.
  2. Lay out net proceeds: what you walk away with after the payoff, commissions, and closing costs.
  3. Get your financing plan confirmed with your lender before you shop, including any options for using your current equity.
  4. Write offers that match your sequence. A sale-contingent offer is weaker in a competitive market, and we'll talk about when it's still worth it.
  5. Line up the dates so moving day doesn't become a scramble.

Next step

Talk with Xavier about what your home would sell for and what that means for the next one. Or see how I sell and how I buy.

Let's talk

Thinking about a move? Start with the numbers.

Tell me what you're trying to do, when, and why. I'll walk you through what it would take, and tell you straight whether now makes sense and whether I'm the right person for it.
