First-time buyers
Buy your first home knowing what every number means.
Pre-approval, offers, inspections, and closing costs explained before they matter, so your first purchase is a decision, not a guess.
Your first purchase is where the most expensive surprises hide: in the closing costs nobody mentioned, the inspection item that turns out to be a $15,000 problem, or the offer strategy that loses three houses in a row. My job is to show you those things early.
Before you look at a single house
- Get pre-approved, not just pre-qualified. A real pre-approval tells you what you can borrow and makes your offers credible to sellers.
- Know your monthly number, not just the price. Principal, interest, taxes, insurance, and condo or HOA fees together decide what's comfortable.
- Ask your lender about first-time buyer programs. Massachusetts has state and local programs, including MassHousing loans and some local down payment assistance. Whether you qualify depends on income, price, and location, so check early.
- Budget for cash beyond the down payment: closing costs, moving, and a cushion for the first repairs.
How I help you buy the first one
- We define the target together: towns, commute, property type, and the trade-offs you'll accept.
- I flag the listings that look good online but won't hold up, and explain why.
- Before every offer, I show you the comparable sales and what I think the home is worth.
- We choose contingencies deliberately. Inspection, financing, and appraisal protections each cost something in a competitive offer, and you should know what you're trading.
- When the inspection comes back, we sort findings into cosmetic, expensive, and deal-changing, then decide what to ask for.
- I stay directly involved through closing, so you're never guessing what happens next.
Worth considering: a two- or three-family
On the North Shore and in the Merrimack Valley, living in one unit and renting the others is one of the more practical ways into ownership. It also makes you a landlord on day one. Here's how I run those numbers.
