What Does a Real Estate Consultant Do That a Typical Agent Doesn't?
A consultant treats your home as an asset to manage over years, not a transaction to close this month. Updated valuations, honest advice when the answer is wait, and help long after closing.
A real estate consultant helps you make decisions about your property over years, not just complete one sale. That means honest advice even when there's no transaction in it, regular updates on what your home is worth, and help with the questions that come up between moves: refinancing, renting, renovating, contractors, and whether now is the right time at all.
Why I work this way
I take the approach a lot differently than just selling real estate. I like to be an actual consultant, helping people be good asset managers. For a lot of families their home is their biggest asset, sometimes their only one. It deserves more attention than a phone call every seven years.
What does that look like in practice?
- Updated valuations. I'll send you an opinion of what your home is worth periodically, so you're never guessing.
- The truth, early. If a price is wrong, a deal doesn't work, or the right move is to wait, you'll hear it from me first.
- Options, not one answer. Sell, rent, refinance, renovate, or hold. Each has math behind it.
- A network. Lenders, attorneys, inspectors and contractors I'd use myself.
- Follow-through. The relationship doesn't end at the closing table.
A recent example
This fall a homeowner called me after a long, failed attempt to sell with another agent. Before I talked about listing anything, I pulled the numbers, explained why it hadn't sold, and laid out the options, including a private sale that might never involve me listing it at all. Then I asked for their home address too, so I could send them updated valuations on the house they live in. That's the job: be useful before, during and after a sale.
Questions people actually ask.
Do I have to be selling to talk to you?
No. Many of my conversations start years before a move.
How often should I check my home's value?
Once a year is plenty for most people, or before any big decision like refinancing or renovating. You can request a valuation here.
Does a consultant cost more?
No. I'm paid the same way as any agent when there's a transaction. The advice before and after is part of the relationship.
